Applicants
Each person 18 years of age or older must complete and electronically sign an application. Only those adults who apply may reside in the property. People under age 18 do not need to apply, but they do need to be identified on the application. Generally, no more than two residents per bedroom.
An applicant assumes financial responsibility and can be screened for financial responsibility. A non-applicant tenant assumes no financial responsibility and cannot be screened for financial responsibility. A non-applicant tenant can be screened for factors related to maintenance and conduct.
To be processed and considered, a non-refundable screening fee of $53 is required for each applicant. A $21 nonrefundable screening is required for each adult non-applicant. Screening fees are to be paid online via PayPal. The application will not be considered or processed without the screening fee or with missing, or incorrect or false information.
The application must include uploaded ID and income verification in order to be complete.
We will obtain a credit verification and Criminal Background check and rental history for each applicant and co-signer 18 years of age or older. We use National Tenant Network, Oregon to verify credit and background.
All financially responsible AND non-applicant tenants MUST submit an online application. An incomplete application will not be considered.

If a co-signer is necessary, the co-signer must also complete and sign an application and pay the $53 screening fee. A co-signer must have income of 3x the monthly rent and a credit score 700 or higher.
Criteria
A credit score below 650 will be denied or require a co-signer.
Discharged bankruptcies are acceptable.
Rental history: One year of verifiable rental or mortgage history from a current third party (not a relative) is required. An Eviction-free rental history is required. A rental history reflecting past due rent or an outstanding balance will be denied.
Applicant’s gross monthly income must be two times the amount of the monthly rent. Income sources must have been consistent over the past 12 months and verifiable that the income source is expected to continue for the next 12 months.
We may deny the application for a past criminal conviction. However, we will accept Supplemental Evidence and review the conviction in the context of a completed application.
Consideration of Supplemental Evidence
When conducting an Individual Assessment, we will accept and consider all Supplemental Evidence that an applicant provides (with their completed application) to explain, justify, or negate the relevance of potentially negative information revealed through screening.
Pets – Up to two pets are permitted with approval and an additional deposit of $370 per pet.
Move-In and Application
Applications, leases and related documents will be done on-line using Tenant Tech based in Oregon.
All utility accounts, where applicable, must be transferred into the residents’ name as of the date of possession.
Security Deposits and first month’s rent are to be paid online before keys are provided.
Applications will be contacted within 3 business days as to the status of their application.
Once you have been approved, you will have 48 hours to execute the lease agreement and pay a deposit.
